A Transparent, Four-Phase Luxury Design Process — Created to Protect You
We know that clients choose us because our Beautiful Balcony & Terrace Program eliminates surprises, protects their investment, and gives them full control before any technical commitments are made.
**Phase 1: Vision & Clarity™
— Included in this Offer**
During Phase 1, we create the strategic and aesthetic foundation of your transformation:
lifestyle discovery
aesthetic & mood direction
program of use
preliminary budget guidance
This gives you complete clarity before moving forward.
Phase 2: Design Concept
— Not Included in This Offer**
Once you approve the vision from Phase 1, you may be invited to Phase 2. The Design Concept is where the vision becomes more real. At the beginning of Phase 2, two or 3 layout plans are proposed, and materials and components are explored (this is Part A). Through consultation and revision, the final design, materials and components are decided and a Preliminary Cost Estimate prepared (Part B). The final Design Concept is presented in a Design Brief, ready for submission for Condo Board / Strata Council approval.
The fee for Phase 2 is in two parts - Part A for development of the Concept options; and Part B for development of the design deatils and cost estimate, which depends on the complexity of the design concept selected in Part A.
Phase 3: Condo Board or Strata Council Review Documents

Every Condo Board or Strata Council has their own process to review and approve projects proposed by condominium owners. We prepare the documents for your submission for review and approval.
A flat fee of $1997, less 10% for the Special Holiday Gift Edition - $1,797 +HST
Phase 4: MasterPlan Precision Drawing Package™
— Not Included in This Offer**
With a final Design Concept in hand, the detailed technical design work required for engineering, fabrication, and installation can get underway. This Phase includes the final project cost estimates, based on supplier quotes, as well as an approximate installation schedule.
